Can Fall Homebuyers Negotiate a Better Deal in Phoenix?
Fall can create negotiating opportunities, particularly when a home has remained unsold through the summer. The opportunity depends on the property, competing offers, and the seller’s circumstances.
Recent reporting identified Phoenix among markets where October buyers may find favorable negotiating conditions. That does not mean every seller will accept a discount.
What can buyers negotiate?
Depending on the transaction and financing requirements, buyers may request:
A lower purchase price.
A contribution toward allowable closing costs.
Repairs or a repair credit.
A closing date that works for both parties.
Is a price reduction always the best option?
A lower price and a closing-cost contribution solve different problems. One reduces the purchase amount; the other may reduce the cash needed at closing.
Ask your lender to compare the options before writing an offer. Evaluate the home’s condition and recent comparable sales alongside any advertised incentive.
Your next step: Identify homes that meet your needs, then compare their pricing history and competition before choosing a negotiating strategy.
