THINKING ABOUT BUYING A BRAND-NEW HOME IN ARIZONA?
???? THINKING ABOUT BUYING A BRAND-NEW HOME IN ARIZONA?
There’s something pretty exciting about walking into a home that nobody has ever lived in before.
? Brand-new kitchen
? New appliances
? New flooring
? Energy-efficient features
? New HVAC
? Modern floor plans
? New warranties
? No previous homeowner projects!
And Arizona has new home communities popping up all over the Valley, from Phoenix and Ahwatukee to Chandler, Gilbert, Queen Creek, Mesa, Buckeye, Goodyear, Surprise and Maricopa.
But here's something I tell buyers...
?? DON'T ASSUME YOU HAVE TO USE THE BUILDER'S REALTOR.
The builder has a sales representative working for the builder.
You can have your own Realtor representing YOU.
And having your own agent can be especially helpful when you're comparing communities, negotiating incentives, reviewing upgrades, understanding the purchase contract, navigating inspections and evaluating the home beyond the shiny model home.
Because here's the other thing about new construction...
The model home isn't necessarily what you're buying. ??
That beautiful model may have tens of thousands of dollars in upgrades that aren't included in the base price.
So before you fall in love with the kitchen backsplash and the fancy lighting, make sure you understand:
?? Base price
?? Lot premiums
?? Structural upgrades
?? Design-center upgrades
?? Financing incentives
?? Closing-cost incentives
?? HOA fees
?? Builder warranties
?? Independent inspections
And YES—I strongly recommend having your own independent home inspection on a new construction home.
New doesn't mean perfect.
Buying a new home can be an AMAZING opportunity, but you still want someone in your corner who understands the process and is looking out for your best interests.
If you're considering a new construction home anywhere in the Phoenix Metro area, give me a call before you head into the builder's sales office.
Let's talk about what you're looking for, compare communities and make sure you understand your options.
No pressure. No sales pitch.
Just good Arizona real estate advice. ??
